In the diploma thesis we are dealing with the factors that are assessed on banking institutions in the credit process of the selected bank. The main aim of the thesis is to point out the possible impact of various factors on the availability of mortgages, with a direct impact on the changing interest rate. The theoretical part is processed in the context of analyzing the essence of mortgage banking, its subjects and risks. We summarize all technical terms and specific terms to this area. We identify the interconnection of housing-oriented credit products with the factors considered in the credit process. We decided to implement the problem in Poštová banka using the current offer of loan products and mortgages for those interested in building wooden houses. The basic reference building data, together with the customer type profile, form the basis for processing the financing models offered by the bank. From the presented proposals we point out and evaluate the direct impact of factors on the availability of a loan or mortgage. The effect of the processing of the solved issue is to establish information for the interested customers and at the same time to draw attention to the evaluation factors taken into account by the bank during the approval.
